Hello...I have been in the Real Estate business for 25 years, in various capacities; realtor, Manager/Recruiter, National Trainer and my current position. As the Director, Franchise Services for CENTURY 21 Canada, I have the unique priviledge of working with, learning from and observing existing and new franchisees as they work on and in their real estate business. Over the years it has become increasingly more important for Brokers to work ON their business, as the business model of today changes daily and technology becomes a more integral component in their real estate livelyhood.
My intent on this blog is to create a gateway that will enable Brokers to share ideas and strategies for recruiting and business development in an unbiased and open format. There is a wealth of untapped information in Real Estate intellectual community that can be shared for all to benefit from. NOT AS PUZZING AS IT SEEMS! There is no magic answer nor easy answer to building a real estate office. A simple but un-popular TRUTH is that ‘all salespeople leave’! Some die. Some leave the business! Some move to your competition! Some retire. Some get sick and have to leave workforce. Some transfer with a spouse. Some decide they do not like the business. There is no shortage of reasons as to WHY people leave; they just do! Understanding and accepting this cruel reality, begins to put in persepctive the KEY ROLE of the Broker/Owner/ Manager or Recuriter on your office. Recruiting and retention is your primary job. A good buiness philosphy is that if you are not growing then your are dying and if you are not recruiting, your business will surely suffer it’s own demise. Put the pieces together with care!

These were the very first words that I or any of the audience have heard spoken from Dr. Dick McKenna as he addressed our group of 200 Franchisees. He had our attention and never lost us for a second from that moment on! The topic; building a real estate business worth having through planning, implementation, recruiting, retention, market share and profitability! . (: Thanks Dick… we miss you!

— Dr. Dick McKenna. (Now deceased) Clinic Psychologist and consultant for many years to CENTURY 21 International, Dr. Mckenna was inspiring, motivating and thought provoking. Dick was one of the original co-creators, developers and presenters of the original ORBIT program in Canada. The ORBIT program provided university level business skillls and practices for Real Estate Franchisees in Canada. This revolutionary program was later adopted by CENTURY 21 International and is still offered periodically Nationwide, today. Dick was one of my mentors that I respected and admired deeply! RECRUITING IS THE LIFE BLOOD of a REAL ESTATE OFFICE: My blog postings will be focussed on sharing ideas and strategies as they relate to the recruiting and retention of realtors. The market share of listings and sales that you enjoy are usually a 1:1 ratio to the market share that you have of the realtor population in your marketplace. (Give or take a % or two)

Recruiitng must always be one of, if not the #1 activity that you involve yourself in each and every day. Profitablity is linked directly to your ability to recruit and retain your realtors effectively.
